As construction crews prepare to go vertical and sales surpass 50 percent, developers Urban Atlantic Group and Oak Ventures have announced a new sales gallery location for Arbor -- the leafy, 52-residence boutique condominium rising on Oak Avenue in the heart of Coconut Grove.
Centrally located at 3162 Commodore Plaza just blocks from Arbor’s future site, the new sales gallery showcases Arbor’s family-friendly living spaces and nature-inspired finishes designed by Miami-based Behar Font Architects with interiors by New York-based Samuel Amoia. Surrounded by Coconut Grove’s most well-known restaurants and shops, including Strada in the Grove, Farinelli 1937, GreenStreet Café, and local yoga sanctuary Dharma Yoga Studio, the new sales gallery also highlights many of the community offerings that await future residents of Arbor.
“We are excited to reach this next milestone as we come one step closer to delivering Arbor to the community,” said lead developer Nick Hamann, a Coconut Grove resident and Principal with Urban Atlantic Group. “Our buyers are end-users who appreciate the essence of the Grove lifestyle and are looking forward to being long-term members of this vibrant community. We continue to receive a strong response, demonstrating a demand in the market for a mid-scale product that allows residents to connect in a livable space where they can get to know each other.”
Offering a glimpse into Arbor’s serene and stylish interiors, the sales gallery features a blend of modernist design and natural elements, including fine stone, natural wood finishes and wide-plank porcelain wood-grain floors. Also displayed, is a model of the expansive chef-style kitchen outfitted with Bosch appliances, custom white cerused oak cabinetry, and Balvi Quartzite counter tops as well as a master bath featuring herringbone shower tiles, white cerused oak cabinetry, natural-porcelain cement floors, and blue ocean travertine surfaces to echo the cool, calming waters of Coconut Grove.
Inspired by the tree-shaded canopy of the historic surrounding neighborhood, Arbor is geared toward end-users, particularly those with active lifestyles looking to live within walking distance of area restaurants, recreational facilities and top-rated schools.
With form and function at its core, each residence in the centrally-located, five-story building will be delivered furniture-ready and are designed to bring the outdoors in through floor-to-ceiling windows, private gardens and large, open floorplans. Offerings range from expansive single-level residences to two-story townhomes and penthouses, and 1,474 square feet to 2,257 square feet. Townhomes and penthouses will feature 20-foot ceilings with floor-to-ceiling glass. Townhomes will offer sprawling private gardens, while upper penthouse residences will have private rooftop terraces.
With a strong emphasis on livability and sense of place, common spaces and amenities are designed to complement a well-balanced lifestyle, maximize indoor-outdoor living, and encourage engagement among residents and the surrounding neighborhood. Keeping in step with its neighborhood-like ambiance and a focus on eco-living, the building will feature a bicycle share program with an accompanying concierge, a Yoga and Pilates deck, rooftop terrace and outdoor cinema, a “backyard” amenity deck with social spaces, a lush courtyard and lap and splash pools. Electric car charging stations, a pet walk, and hot and cold delivery storage are also among the unique amenities.
“We are excited to reach this next phase of development as construction progresses at Arbor and are looking forward to delivering this special home site that will serve the community for generations to come,” said Jeremy Waks, Principal of Oak Ventures.
Completion of the building is slated for early 2019. Sales launched in mid-March 2017. Residences start at $799,000. Douglas Elliman is exclusively handling sales for the project.
